We maintain all documentation from start to finish in our proprietary system. This includes estimates, work orders, change orders, draws, payments, lien waivers, field manager sign off, insurance documents, billing, before, during and after photos and daily progress notes from the field.
After completing thousands of remodels, we have developed a transparent process that prioritizes each project. From start to finish, customers will know what is happening and when. Before the project begins, the field manager will review the project with the homeowner and the contractor, setting expectations to keep your project on time and within budget.

It can! – a home renovation can increase your home’s value but the increase in value also depends on how much work is done, the areas of the home impacted, and if new features or functionality were added.
The length of time for home renovation depends on the scope of the project. We don’t start demolition until all materials are on site, which reduces the time that your home is impacted. If you have a project in mind, complete our online form here. Tell us the best time to reach you, and a member of our team will reach out to you and can schedule a free estimate if you are interested.
We collaborate with homeowners to set expectations about dirt and debris and ensure that our team keeps your home as clean and functional as possible. However, there may be short periods of time when a kitchen or bathroom is not able to be used or the area of the home we are working in is not accessible.
Before Your Renovation Begins
Yes, our team manages all permits for work done on your home. Please keep in mind that we cannot control the length of time it takes to obtain permits, but we actively and thoroughly manage the process.
Absolutely! We have trained design experts that are happy to come to your home and discuss ideas about what your dream home will look like, and we can provide renderings so you can see your options. Our team specializes in bathrooms and kitchens, and we’ve also renovated basements, home additions, and full home remodels.
We guarantee all our work. Throughout the process, our field manager is present during inspections, and we communicate regularly to ensure you are happy with the work completed. We stand by our quality workmanship and offer a minimum 1-year warranty on all services we provide.
The most important part of home renovation preparation is to remove any items from the demolition area that are valuable to you, so they do not get damaged. You might also have a family discussion with children or elderly relatives in the home about access to certain areas while construction is going on.
We take our clients’ privacy very seriously and do not provide their contact information as references. We do encourage potential clients to read our reviews across multiple platforms on our website.
How quickly we return a bid to you depends on several factors. A large project bid will take longer because our estimator needs to source and price more materials. The bid might also take longer if you want to think through several options on materials and see different renderings before deciding.
We have an interior design and material selection team to walk you through materials you’d like Genstone Construction to buy, and which materials you would like to buy for us to install at labor only cost.
The bids we provide are accurate estimates of what the project will cost and that is secured by a written and signed contract. Any changes made to the items outlined in the bid during the construction process will impact the overall final price of the renovation project.
You always have the option to change your finishes or the scope of the project once you see the bid. However, we encourage our homeowners to take a few days to think through their project, assess the value added to their home, and make their final decision on moving forward on their renovation based on long-term impact and not short-term budget. Yes. We always have a signed contract in place to reduce the stress on our homeowners. As homeowners ourselves, we understand home renovation creates upheaval in a home, and we do our best to reduce that as much as possible.
During the Renovation
Our project manager will discuss daily hours with you for your specific renovation but generally, our team works from 8 AM to 4 PM.
Our team will manage disposal of all debris from the renovation project. If a dumpster is needed, that cost will be included in the estimate.
You will get updates as often as you would like. Some homeowners like a daily quick call, others every few days – but we can build a communication schedule around you.
Absolutely! Your project manager is local to your area and can respond to your calls and questions, generally the same day, depending on what the concern is. For example, if you have a question that requires that they check with the team on site, and they are gone for the day, the project manager may get back to you the next day.
Your project manager will work with you directly on any unforeseen changes with constant communication and solutions to ensure your construction project stays the course and is completed to your 100% satisfaction. If there is any deviation from the original scope or additional repairs are needed, a change order or revised estimate will be provided for your sign-off prior to any additional work being completed.
We include dust mitigation and floor protection assurance in all our estimates to ensure your home is protected throughout the construction project.
We take full responsibility for any damages caused by workers and we are fully licensed and insured.
We don’t ask for a large down payment. You’ll provide partial payment at demolition, partial after rough inspection, partial at final inspection, and final payment at punch list completion, when you’re completely satisfied. We manage everything about the project from start to finish – including getting permits, removing debris, and making sure the right insurance is in place before the project starts. We also assign a project manager to coordinate your project from start to finish that will communicate with you on a regular basis – even after hours.
You are welcome to keep in touch with your project manager and our team once the project is complete. We guarantee the craftsmanship and materials on all our jobs for a year. We also love referrals and reviews from happy clients and enjoy doing additional work for homeowners we have a relationship with.
A kitchen renovation may add value to your home depending on exactly what is done. For example, repainting the cabinets won’t do much to add value but changing the cabinets completely, adding storage and brand-new appliances, updating the floor and opening walls for functionality and entertaining purposes – that will likely add value to your home.
Yes – but you should consider the new design of your kitchen and whether they fit. If you are in your forever home, or you want to improve the value to sell, you should consider options presented by our designer so you have a home you are truly happy with or that you can sell quickly with a nice return.
The initial conversation with our estimator and their estimate will determine whether you will be responsible for purchasing your own materials or if you would like us to purchase everything for you. All materials purchased will be discussed with our material manager and estimator prior to signing an agreement.
Your project manager will discuss all options ahead of time so you are aware of when your kitchen may not be functional for short periods of time.
After obtaining the necessary permits (if applicable) the length of time for any renovation will depend on the extent of the renovation, and any changes made during the construction process. We don’t start demolition until all the materials are on site, which reduces the time you are impacted.
Your budget for kitchen renovation depends on the scope of the work you want done and the finishes you choose. To completely renovate a kitchen with top of the line finishes will result in needing to allocate a larger budget. However, there are many things to consider when choosing finishes – beyond price – including compatibility with your home design, color options, how long they will last, cleaning and maintenance, and resale value added to your home.
Bathroom renovations can vary widely in price based on the extent of the changes and the finishes you choose. It’s best to plan the perfect bathroom, then scale back based on budget.

We offer all our clients full access to our material manager and designer to ensure you have an in-depth conversation prior to making your decisions on finishes.
It will depend on the extent of your renovation. For example, adding an additional bathroom to your home or adding a private bath to the main bedroom suite will add value.
It’s not possible to determine if waterproofing is necessary without seeing the home and the scope of the project but we recommend ensuring your basement is waterproofed prior to any renovations being completed to prevent potential loss in the future. Be sure to show your estimator any problem areas you’ve had in the past or schedule your estimate right after heavy rain so the estimator can check for water seepage.
The amount of value that finishing your basement will add to your home depends on the extent of the renovation done. For example, insulation and waterproofing are considered maintenance and don’t generally add much value. If you add a bathroom and finish your basement to add living space to your home, this may add substantial value to your home.
Yes, but keep in mind that adding a bathroom and/or kitchen to your basement will require additional plumbing and electrical work which will increase the cost of the overall renovation.
It’s difficult to say what your basement renovation will cost without specifics on what you would like done and the finishes you choose.
